We are considering the purchase of an older home with a single layer of oak flooring as the floor. The floors appear to be in good shape, and just needing refinishing for cosmetic issues. The joist spacing is 16 inches on center. Would you have any reservations about this floor system given the size and weight of today’s furniture?
Our Answer
This was a very common construction practice years ago and we would have no reservations whatsoever about the ability of this home’s hardwood floor to handle furniture loads. Structurally speaking, it is a very sound construction technique, and with proper care and finishing it will last you for many, many more years.
