I have a garage that was built in the mid 1950's. It has a very thick concrete outer edge on the sides and the back of the garage that supports the frame of the building. The garage floor was set lower within this outer edge. Over the years, the floor has developed huge cracks and is terribly uneven.

I don't care if the floor looks perfect, but it does need some extensive correction to be even ok. Are there any methods you can suggest for addressing the issue. It has been suggested to me that we may need to have the floor jackhammered out and new concrete poured. Are there any other suggestions?

You are correct in that the floor must be removed and replaced. The area under the floor has settled and the floor has given way as a result of that lack of support. The good news is that the wall sounds stable which means the footing under the wall is doing its job. Sill you need to be careful when removing the floor to not impact those walls, which is why this job is best left to a pro.

When replacing the floor, be sure that the area under the floor is filled in and tamped using a mechanical tamper – this will assure that any further settlement is minimal and will not affect the new floor.
