Garage Organization and Updating

I have a two car garage that I spent money on to completely insulate and put up a ceiling and wallboards.  Also, I put in shelves on the wall and freestanding on the floor.  Additionally, I had new florescent lighting installed with additional outlets. To keep the garage somewhat warm in winter and cool in summer I replaced the door with one that is steel and insulated. Also added more insulation in the attic space above the garage.

Except in extremes of temperatures, one way or another, it now maintains a reasonable temperature.

Despite all of this, the garage is still messy and the floor looks awful after 25 years of service.  The driveway apron in front of it is concrete and falling apart.

My project will be, first, to go at the organization once again. (I've started and stopped innumerable times.)  Next, I have all the tools and material to put down a floor covering for garages.  If it still does not look good, I am going to buy RACE TRACK tiles and make it look good. As for the outside apron, I am not sure what to do, but would like to cover it with some surface other than the current concrete. This must be HOA approved, so probably it has to look like concrete.

In the future, or maybe never, I would like to have a door installed in the rear of the garage. That will give direct access to the back yard.  Also, the garage needs a real heating and cooling system. So far, most things my regular HVAC company has tried to sell me, is too expensive.

An organized, pleasant to be in, garage should be a great selling point when I decide to sell the house and retire to a warmer climate.  Also, I feel it will be a good place to work in.
