Hardwood Floors In Old Homes

Dear Tom & Leslie,
We are considering the purchase of an older home with a single layer of oak flooring as the floor.  The floors appear to be in good shape just needing refinishing for cosmetic issues.  The joist spacing is 16" OC.  Would you have any reservations on this floor system given the size and weight of today’s furniture?

This was a very common construction practice years ago and we would have no reservations whatsoever about the ability of this floor to handle furniture loads.  Structurally speaking, it is a very sound construction technique and with proper care and finishing, will last you for many, many more years.
